Ben Lomond and Boulder Creek: Which Santa Cruz Mountain Town Is Right for You?
People often ask me which mountain town they should focus on. My answer is usually another question: What are you actually looking for?
Ben Lomond and Boulder Creek are both on Highway 9, both surrounded by redwoods, and both have a real community feel. But they are meaningfully different places, and the differences matter when you are deciding where to plant yourself.
Ben Lomond: Local Character with Some Infrastructure
Ben Lomond sits between Felton and Boulder Creek and has a quieter, more local feel than Felton without being quite as remote as Boulder Creek. There is a charming stretch of downtown, a mix of long-time residents and newer arrivals, and a sense that people here know each other.
Housing in Ben Lomond ranges from smaller cabins and bungalows to larger properties on more significant lots. Prices tend to be somewhat lower than Felton, reflecting the slightly longer drive and more limited services. Most properties are on septic and well.
Ben Lomond is a good fit for buyers who want genuine mountain life, a community feel, and a slightly slower pace, without going all the way up into the deep woods. It is also where you start to notice that you are trading some urban convenience for something harder to name but easier to feel.
Boulder Creek: Further Up, Further In
Boulder Creek is further up the mountain and has a more rugged, independent character. It attracts buyers who really want the off-grid feel, people who are comfortable with a longer drive, happy to be somewhat removed from the conveniences of town, and drawn to the density of forest and the space between neighbors.
Fire risk is a more present conversation in Boulder Creek. The CZU fire affected this area significantly. Insurance is a real and meaningful consideration here, and buyers need to approach it practically and early.
Housing in Boulder Creek can offer more land and more privacy for similar or lower prices than communities closer to the coast. For some buyers, that trade-off is exactly what they want.
How to Decide
If you value proximity to Santa Cruz, decent infrastructure, and access to services without giving up the mountain feel, look at Felton first and then Ben Lomond.
If you are drawn to space, privacy, and the feeling of actually being in the mountains, rather than adjacent to them, then Boulder Creek is worth looking at seriously, with eyes open about the trade-offs.
Both communities are real places where people build real lives. Neither is right for everyone. The best way to figure out which one is for you is to spend time in both, not just as a tourist but as someone imagining a Tuesday morning there.
