Felton Right Now: More Homes, Slower Sales, and Why Price Still Decides Everything

If you've been waiting for the mountain market to cool off, it has, a little.

As of August 2026, Movoto shows Felton's median sale price at $875,000, with homes averaging 86 days on the market compared to 84 a year ago. There were 47 active listings, and 33 homes sold in August versus 43 the same month last year. More choices, fewer closings, a bit more time on the shelf.

I could tell you that means buyers have the upper hand. It's not that simple. What I see in real life is two different markets sharing one zip code.

Homes priced where they should be still move. Buyers up here are sharp. They've made peace with the interest rates, and they've read the insurance headlines, so they can smell an overpriced listing from the driveway. The homes sitting for 90 days or more are usually sitting for a reason. A roof at the end of its life, an old septic system, a water setup that needs work, a price built on what the neighbor got in 2022. Something that will cost money the day you get the keys.

That's good news if you're buying and you're patient. You have room to ask for repairs, to negotiate, to walk away. It's harder news if you're selling and expected the last three years to repeat.

And here's the part buyers should hear too. Urgency only shows up when the deal is real. If a home is priced right and shows well, don't assume it will wait for you.
