Median sale price is down about 9% year-over-year, which sounds alarming until you sit with it for a minute. Rates hovering near 6.6-6.8% on a 30-year fixed, per Freddie Mac's weekly survey, have pushed some buyers to the sidelines, and sellers who priced against last year's comps are getting a wake-up call in escrow. But a 9% correction paired with a 10-day median is not distress — it's a market finding its real level. Homes priced to reflect where rates actually sit are still moving in under two weeks. The ones still priced for spring of last year are the ones sitting.

If You're Selling
